The everyday way to voice an inference. Same job as -(으)ㄴ/는 모양이다, but casual — and adjectives take a different shape.

When to use it
The split is the thing to learn. Verbs take -나 보다: 오나 봐요. Adjectives take -(으)ㄴ가 보다: 바쁜가 봐요. 이다 gives -인가 보다. The past is -았/었나 보다 for everything, and 있다 and 없다 side with verbs: 있나 봐요.
Stems in ㄹ drop it before -나: 만들다 gives 만드나 봐요.
Like 모양이다, it reasons from something you noticed, and it cannot be used about yourself. You do not infer your own tiredness from clues.
The register is conversational. In writing or a report, 모양이다 or 것 같다 reads better.

Compared with
-(으)ㄴ/는 모양이다
Nearly identical in meaning. -나 보다 is what you say; 모양이다 is what you write. Both are barred from talking about yourself.
비가 오나 봐요. (chatting) / 비가 오는 모양이에요. (measured)
-(으)ㄴ/는 것 같다
것 같다 is the broadest of the three and the only one that works for your own state. When in doubt, it is the safe choice.
제가 감기에 걸린 것 같아요. (about me) / 감기에 걸렸나 봐요. (about someone else)
Adjective forms
The -(으)ㄴ가 shape for adjectives is what learners forget. 바쁘나 봐요 is a common error; 바쁜가 봐요 is correct.

You do not infer your own condition from outside clues. For yourself, use 것 같다.
