-(으)ㄴ/는 터이다

Names the ground a statement rests on. 터 means the ground or footing — and the word does two quite different jobs depending on which modifier precedes it.

When to use it
With -(으)ㄴ/는 it states an existing circumstance: 서로 잘 아는 터이다 — we know each other well, that being the ground of things.
With -(으)ㄹ it means intention or expectation, and contracts to 테다: 갈 터이다 → 갈 테다. That contraction is why the ending looks familiar — -(으)ㄹ 테니, -(으)ㄹ 텐데 are the same 터.
The connective form -(으)ㄴ/는 터라 is very common: 바쁜 터라 참석하지 못했습니다. It gives a reason in a formal register.
Stems in ㄹ drop it before -는, and 터 is a noun taking a space.

The same 터, contracted. Recognising 터 in 테니 and 텐데 makes those endings much easier to hold on to.
갈 테니 기다려. (= 갈 터이니) / 아는 터이다. (as things stand)
-(으)ㄴ지라
Both give a reason in a formal register. 터라 rests on an existing circumstance; 지라 is more purely causal and more archaic.
바쁜 터라 못 갔다. (things being as they were) / 바쁜지라 못 갔다. (since I was busy)
-(으)ㄴ/는 실정이다
실정이다 reports a state of affairs with a shortfall implied; 터이다 simply names the footing a statement stands on.
예산이 부족한 실정이다. (funding is short) / 사정을 아는 터이다. (you know how it is)
